30-64 Pennywell Road is a brownfield, industrial site in St Jude’s, a ten minute walk to Bristol city centre. As part of Bristol City Council’s Frome Gateway Regeneration Framework, the site is identified for residential-led mixed use redevelopment.

As you can see from the aerial photograph, our site has:

  • Other industrial buildings behind and to the north
  • Existing homes next to and close to the site, including Pennywell Heights and Vestry Hall
  • St Nicholas of Tolentino RC Primary School and St Nicholas Tolentino RC Church opposite on Pennywell Road
  • Al-baseera Bristol Islamic Centre around the corner
  • The popular music venue Jam Jar on Eugene Street also very close

This mix has been very important in shaping our plan, which we explain under Our proposal.

Working collaboratively with Bristol City Council

Some of the other industrial sites surrounding our Pennywell Road site are also proposed for redevelopment as part of the Frome Gateway regeneration. We are working collaboratively with Bristol City Council and those neighbouring developers to ensure the separate applications are cohesive and deliver the aspirations of Frome Gateway.

Globe House already has planning permission

Last year we secured planning permission to build 68 new apartments for sale on the Globe House site, which sits adjacent to 30-64 Pennywell Road. Our proposal includes retaining the Globe House façade. We’ve carefully considered how our new proposal can complement the Globe House scheme – something we explain under Our proposal.

Document’s ‘meanwhile uses’ on the site

When we bought the site in 2018 it was vacant. Rather than leave the buildings empty, some great local businesses and groups currently use the spaces on a temporary ‘meanwhile’ basis. Document has done a great job over the past few years. This temporary arrangement will continue as we go through the long process of securing planning permission and getting ready to redevelop the site.

What is Frome Gateway?

Over the past few years, Bristol City Council has been working in partnership with the local community to guide and shape the long-term transformation of the land either side of the River Frome in St Jude’s, between Cabot Circus car park and junction 3 of the M32.
